Temple City is a small residential city of about 36,000 people in the San Gabriel Valley, east of Los Angeles. The city is almost entirely made up of single-family homes on tree-lined streets, and the strong rate of owner-occupancy reflects a community where residents put down long-term roots. The Camellia Festival, held every February at Live Oak Park, is one of the oldest community events in the San Gabriel Valley and has become closely tied to the city's identity. Las Tunas Drive serves as the main commercial corridor, lined with local restaurants, shops, and small businesses that residents use daily. The residential neighborhoods in Temple City are notably consistent in character. The bulk of the housing stock was built between the late 1940s and the 1970s - ranch-style homes, traditional two-stories, and California bungalows on lots typically between 5,000 and 7,500 square feet.
