El Monte is a densely built city at the eastern end of the San Gabriel Valley, about 12 miles east of downtown Los Angeles. With roughly 106,000 residents packed into under 10 square miles, it is one of the more compact cities in the region - and nearly all of it is fully built out. The residential neighborhoods are a mix of small single-family homes, older duplexes, and apartment buildings, most dating from the postwar boom of the 1940s through the 1970s. Commercial strips run along Valley Boulevard, Garvey Avenue, and Tyler Avenue, while the 10 and 605 freeways define the southern and eastern borders. El Monte Airport, a well-known general aviation facility on the east side of the city, has been part of the local landscape since the 1940s and is one of the busiest single-runway airports in the country.
Most homeowners in El Monte are long-term residents - the city has a large Latino population, with many multigenerational families who have owned their homes for decades and take a practical, investment-minded approach to upkeep. The San Gabriel River runs along the city's eastern edge, and the paved river trail is a popular local amenity. Neighboring Rosemead, CA sits just to the west, and Monterey Park, CA is a short drive northwest - two communities with similar housing profiles where we work regularly alongside our El Monte customers.
