Arcadia is a city of about 57,000 people in the San Gabriel Valley, bordered by Monrovia to the east, Pasadena to the west, and the San Gabriel Mountains to the north. The city was incorporated in 1903 and grew steadily through the postwar decades, giving it a mix of well-established neighborhoods ranging from compact south Arcadia streets near Huntington Drive to larger foothill properties in north Arcadia. Santa Anita Park, one of the most famous horse racing tracks in the country, has been an Arcadia landmark since it opened in 1934 and sits on the west side of the city near the Westfield Santa Anita shopping center on Baldwin Avenue. The city is home to a high rate of owner-occupied housing and long-term residents who invest in maintaining their properties. According to the Arcadia Wikipedia article, the city has one of the higher median home values in the San Gabriel Valley, with many properties valued above $1 million.
The majority of Arcadia's housing stock consists of single-story ranch homes built in the 1950s and 1960s, with stucco exteriors, low-pitched roofs, attached garages, and concrete driveways. North Arcadia properties are distinctly larger, with wider lots, mature trees, longer driveways, and in some cases detached garages or guest structures - all of which create more surface area that benefits from proper insulation. Homeowners throughout the city tend to take maintenance seriously, which is why insulation upgrades are consistently one of the most common projects we handle here. Nearby Temple City, CA to the west and Monrovia, CA to the east are also part of our regular service coverage and share Arcadia's postwar ranch home character.
